2. Allow for some flexibility. 

Another way to phrase this is “expect the unexpected.” No construction project is ever going to be 100% perfect. There are simply too many variables, too many moving parts. There will always be unforeseen circumstances that arise, which is why it’s important to include some flexibility both in your timeline and in your budget. Try to give yourself a buffer of both time and money so when the unexpected happens–and it will–you won’t be thrown into panic mode.

3. Have contingency plans in place. 

For as many aspects of your project as possible, it’s helpful to have a “Plan B”–and in some cases, a “Plan C” and “Plan D.” That way, if something does go wrong or get delayed, you have a backup plan in place and can quickly pivot to keep the project moving forward. If one manufacturer can’t get your materials shipped in time, for example, you’ve got another one to call. If one type of product is unavailable, you’ve already got alternative options lined up. There’s always more than one “right way” to get something done. The more alternatives you give yourself during planning, the less time will be lost if and when something goes sideways.

4. Have the right supplier.

There are a lot of factors that go into this, but the bottom line is you want to partner with a supplier who shares your commitment to quality and timeline. They should be able to provide you with what you need, when you need it. Optimally, you want a supplier who has a wide range of sources, is vendor-neutral, and understands how to value-engineer a solution when budgets are tight.
